I'm a bit distracted today because my clients are such interesting and downright fascinating people. I've never had a buyer sign a contract with a mortgage in place, then kick the mortgage to the curb to get a new one weeks before closing. Makes me nervous... I'm sure I'll get over it. I tend to get over a lot of things especially if I have no choice in the matter (LOL).
I think if I could improve my interest rate I might gamble and go for it too... but what do I know... after all, this is new... I've no idea if doing this is a good or bad idea. I guess it depends upon the circumstances. What say you?
BTW, the Minion Blur has a little girlfriend. Oooo - how very sweet... she's a pretty cute kid, a bit high pitched and wordy too. He actually dances for her since he's speech delayed and seems determined to share everything. What a handsome little flirt he's turning out to be. I can't wait for the weather to improve so I can film the extended version of this candy cane courtship and save it for the electronic-embarrassment-scrapbook to use during his teenage years. You know your almost three year olds with the short attention spans are "somewhat serious" when they actually trade the candy back and forth out of their mouths without fighting for a turn or the whole piece.
Eeeeeew. Toddler affection can make you go "hmm" when you're not screaming, "OMG - quit it!" (LOL). Hey, don't get mad at me. You know you want leverage over you kids when they get older. Seriously! I bet your parents have embarrassing photo album pictures of you. Mine certainly do (LMAO).
Who knew scrapbooks would go all live and digital on us? How very cool and extremely useful. :-)
Took the little buggers to my fave spot to watch the demolition of Shea Stadium again. It is disappearing at an alarming rate. I know that one day soon it will be completely gone, so I try to visit as often as possible to keep up on their progress. I keep wondering what my last eye candy shot will be and if I will be there for the final walk through and watch when it will be no more... I am going to really miss this place. I wonder if I will have the nerve to watch when that last wall falls...

I can't believe Shea Stadium is coming down. Your photos brought me back almost 22 years to when my son was born at Booth Memorial Hospital. I remember driving past that stadium every Saturday morning for my Lamaze classes. I lived in the Bronx, but preferred to go to Booth Memorial where I chose to have the birth. Fond memories (even though as a Bronx chick, I was always a Yankees fan!)

Second - Ha - a Minion Girlfriend !!! -- and she's a little chatty !!!! LOLOLOLOL ....
Third - pretty big event tearing down old Shea Stadium today. I almost took a drive over to see it myself. Kinda sad, but I guess this happens to many of the best of landmarks.

It amazes me in this climate that buyers continue to beat the bushes and change everything in midstream just to save a fraction of a point. It wouldn't be my style even in more "normal" times - but in this crazy time with so many loans getting declined it seems like lunacy. What are people thinking? - that's what I'm often thinking.

Boys love to see things destroyed, don't they. They love all of the big Tonka Toys too......I have lots of embarrassing pictures of my boys when they were little. My boys both liked girls and had little girlfriends when they were little....now, my youngest is 15 he is scared to death of all of them! I am kinda glad though....all in due time....all in due time.
C - whew, never know what clients will do these days - I haven't had that happen...yet. Pretty risky these days.

I love the minion romance!! :) I'm remembering when my son and daughters went thru that -- it was sooo cute :) -- then, suddenly they were teenagers and it wasn't sooo cute. 2 are married -- 1 (my son) is still single but in a serious relationship so I figure there will be another wedding sometime in the not too distant future.
Watch out C....my son's first girlfriend was at age 3 to 9. When he was in the fourth grade it wasn't cool to have a girlfriend so he broke it off but she gave him a week to think about it. Young love is too cute....
Ok where have I been?? Shea Stadium!!?? That is sad. I remember when then took down Mile High Stadium....not nearly as famous. Good luck with your brave buyers!
I am so glad that I do not have the little ones running around wanting to share their candy in the fashion that you mentioned. Even more so they are glad today that we didn't have the electronic age when they were growing up.
Now for the buyer and the last minute change-----they are taking a real chance on not getting the loan don't you think?
Don, a very big chance. I spoke to the previous loan broker and asked him to hold it, just in case. I am very glad he is willing to do so and was even happier to hear he is willing to reconfigure the terms to compete with the new offer. My buyers are determined to save as much money as they can and I can not fault anyone for doing so, but I just had to say this is a very new experience for me. Never had that happen before... I'm still a little nervous, even after sleeping on it... I hope all goes well for everyone.

Gary, I have been meaning to go up there and take a peek but I just haven't been able to scope the area. Business has picked up and I'm working 12 hour shifts. Sometimes time sneaks away and 15 hours later... (LOL). It so easy to do this when you are having so much fun. My buyers are interesting. :-)

Yeah, I'm really bummed out about Shea and keep thinking it wouldn't have been so bad to keep it and turn it into a very cool Baseball Museum. Some politicians have no imagination. They just want to tear stuff down to create a new building project to collect more tax revenue that dies with the demolition. They could have skipped this particular job. Seriously... Shea will be a parking lot. That sucks.

Jeannie, Booth Memorial is an awesome place. They recently renovated the maternity wings and the rooms are fabulous!
It is really strange to see one of my favorite places as a kid and young adult destroyed... Citi Field is coming along gorgeous. They wont let anyone inside to take pictures. I've asked twice but they're still working around the clock to finish for April and it's an insurance / security issue.
We have such a disposable society. Wonder when they'll start imploding all the gigantic homes that have and are being foreclosed upon?
Susie, we should rezone some of them and turn them into short stay hotels (LOL). I hate when gorgeous homes just sit empty.
Carolyn, I've only had the loan switch a few times and I guess if you have at least 2 weeks to close it should work out o.k. As for the wordy girlfriend..it takes one to know one LOL. I mean that in the sweetest way!

C, some companies offer float downs if pricing improves. With the current rate environment there have been severe fluctuations in pricing even last week. I guess it depends on the customer and their individual circumstance whether or not it makes sense to change. However, some companies charge application and lock-in fees, which also need to be consider as "closing costs". I hope that this closes easily for you--good luck.
I had a client kick her mortgage company to the curb AT THE SETTLEMENT TABLE. LOL Turns out she had been working with 2 companies simultaneously, was incensed the first loan officer "disrepected" her (plus they screwed up the HUD 1), so she walked out of settlement, leaving me to beg for mercy from the listing agent/seller. Anyway, we went to settlement a few days later, with a new mortgage company. LOL It worked out in the end, although I did go through a bottle of Tums in a very short period of time.
Susan, I've been praying to God. My family and I are in the middle of improving a rental property in SC. We had to switch plans in mid renovation. I feel as if I have one foot in the door and the other outside in the dirt wondering what I'm about to step into (LOL). I just want to make it to closing with as little drama as possible...
Eric McG that makes a lot of sense. I always want people to do what they feel is best, yet I find myself wondering if walking away from a funded package to start over is growing-gray-hair material. :-)
