Who Knew An 11:30PM Buyer's Brokerage Appointment Could Be So Much Fun?

I have to say I am very happy to be so exhausted (LOL). Who knew my new clients would keep me up well past minion bedtime time? :-)

First time buyers can be very interesting. This young couple was so gung ho to find a house they went out in 20 degree weather during a snow storm to attend three open houses (LOL). Then they contacted the person who gave me the referral and said they wanted to make an offer. Of course that lead to a very interesting conversation which had me gently fussing at them and caused me to call several other clients to remind them not to go shopping without their Realtor (LMAO). This is a tough market. I don't care how bad the weather gets. Buyers, do not leave your Realtors at home, okay?

I got back in at approximately 4:02 AM this morning, joked on Twitter about Stephen the Minion Blir throwing my cell phone out the window (5 floors down to smasheroo people) and announced that I now have a cool Samsung Rant in fire engine red. My phone was temporarily disconnected during the drama of activating a new one, but that story is another blog post. :-)

By the way, my new buyers (seven days into the relationship) have made an offer on a nice home. Wish me luck. I'm gonna need it. The listing agent is not returning my phone calls... Geez... This is a very gentle mini-rant. If I don't hear from them soon Wordy C may show up later spitting virtual nails (LOL).

Carolyn, geez, listing agents who won't respond to phone calls... Good luck with your buyers, I'm sure your little talk drove the message "home".

Carolyn ~  Good luck! : )  Hopefully, you will hear soon.

Posted by Kathy Passarette, L.I. Staging/Decorating (Creative Home Expressions) about 9 years ago

CTS~I never understand why listing agents don't return phone calls. Don't they realize that one day, they may be calling you for feedback or for offer submission? Yikes.

Paycheck?  No thank you.  I don't need one.  Neither do the sellers!  :)

Did you really stay out looking at listings until 11:30 at night????

C - you are awesome. Isn't great when things turn out better than you expect and you leave feeling glad that you went.

I have my fingers crossed for you Ms. C!! Sounds like an adventure with your clients as well as with your cell phone. Keep us posted on the transaction.

Good luck.  I can't figure out why listing agents can be so non-responsive sometimes.  They should be doing cartwheels when an offer comes in.

Wishing you much luck and and smooth settlement for these buyers. They are darn lucky to have you for their agent.

4AM??????  I would have been beside myself.  LOL

I sure hope that by now the listing agent has returned your call and that you are in serious negotiations!  That would be cool.

Silvia, I am having fun making late night appointments. I have a 10PM tonight. Prospect works in Manhattan and gets in late. :-)

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Thank you, Kathy. I wrote three offers today. One may be in the toilet by morning because the owner was not impressed with my figure (LOL). That's okay. Did my homework and will move on if they do not want my client's money. Lot's of interesting property available in NYC. :-)

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

LaShawn, I understand that people are busy but some people are just ridiculously rude. I do rude on occasion so I think I recognize the symptoms (LOL).

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Penny, I was looking at listings until 7PM. I had a buyer's brokerage appointment to sign two new buyers at 11:30PM. I'm also signing a new buyer tonight at 10PM. I've discovered that working with third parties through my peeps means we can come and go when our schedules suit us because there is the element of trusting our friend-in-common that opens up personal access 24 hours a day. People are so used to my late night blogging they are now scheduling late night appointments. Very new and cool, but I only do it for good friends of my friends :-)

Great advice that our buyers should not go shopping without their Realtor! I am  surprised the listing agent is not calling back, unless they have multiple offers on the property, LOL!! Hang in there and good luck.

HA.  Thats crazy!  But hey, who says business has to be conducted between 8 am and 5 pm.  Once the word gets out that you are an agent that will go the extra mile, thats great for business.  Congrats on the offer and good luck!

Posted by John Cannata, Texas Home Mortgage - Purchase or Refinance (214-728-0449 http://TexasLoanGuy.com) about 9 years ago

Congrats on the offer C.  Good luck.  If you don't hear from the listing agent soon call her Broker.  She might be away or ill.  If not then let her have it when you finally get to her, LOL.  Have a good one.  11:30 PM Huh??? I was definately in bed then.

Posted by Paddy (Patricia) Pizappi, Real Estate Associate Broker Hudson Valley NY (Better Homes and Gardens Rand Realty) about 9 years ago

Ann, it was a BBA to represents buyers, not a listing appointment to represent a seller. Some of the people I work with have odd hours. I don't mind because the hubby and I used to work split shifts, so I know what it's like and have no problem accommodating folk as long as I have a minion sitter. :-)

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Tanya, it was really cool. Turns out their friend is hunting for a place to live and has to move. I told them to tell her to call me (LOL).

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Susie B, I most certainly will. I'm looking forward to it. They are adorable and the entire family seems very close knit. :-)

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Stacey-Ann, this is such a tough market, my attitude is make a decision and move on. I need one "yes" and do not care if I have to hear "no" 99 times before I get it. :-)

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Thank you, Margaret. I appreciate the thought. :-)

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Sandy, there appears to be much drama to be had. One of the owners is rather colorful. :-)

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Susan G, thank you. It would be very nice to see them obtain their first home. That is always exciting. :-)

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Terrie, if they do then we are done because my clients do not want to go into a bidding war. There is just too much inventory sitting out there. We had a nice talk yesterday and I explained to them that once you pick your range of minimum and maximum, stick with the budget. We have room for a few counter offers, so we shall see. I want that house for them, but it has to pass inspection first.

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Thank you, John. I got a few calls already with the conversation starting with variations of, "you can do that? I didn't know..." (LOL) I couldn't before but now that the hubby is on permanent vacation and will be retiring soon, yup. I'm a 24 hour Realtor now. :-)

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Paddy, my sleeping hours are very strange (LOL). I sort of nap between doing stuff. ;-)

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Its great when the phone rings.  :-)

Posted by John Cannata, Texas Home Mortgage - Purchase or Refinance (214-728-0449 http://TexasLoanGuy.com) about 9 years ago

C-Tann, I think you have found another niche for yourself..."the after hours agent"   "I make time for you" "the realtor who can accomodate your schedule"  "buy a house after the kids are in bed" "When family sleeps, the perfect time to....."  If hubby is home, no need for a sitter, let's go house hunting"  oops got carried away!

There is a large group that work the swing shift 3-11pm or have minions like you. I do believe you are on to something big!!

That sounds  like some kinda day.  Upward and onward:-)

Posted by Rebecca Levinson, Real Estate Marketing and Online Advertising Consultant (Real Skillz-Clear Marketing for Your Real Estate Vision) about 9 years ago

Hey C, You just confirmed my theory that you never sleep. Very frustrating when the listing agent doesn't call. I wish you the best of luck this seems like a sure thing and you work hard and deserve this. Now if you could just stop have trouble with you cell phone. lol I mean really they have been toasted, tossed, and who know what else that you aren't letting us in on. Go get that house for your buyers. Best to you and the family.

C - It's fun to be up late when it actually produces results!  I always fear the listing agent is scrambling to get their own offer approved when they don't return calls.  I have even showed up at the sellers house with an offer when I was ignored by the lister!

Posted by April Hayden-Munson, Brookfield Wisconsin Real Estate about 9 years ago

John, I can't keep my cell phone batteries charged (LOL). I find myself wondering what on earth have I done? People are taking me seriously. I've been out running the streets doing real estate after 9PM. Amazing! (LOL)

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Margaret, it appears I have stumbled into something very interesting, indeed. :-)

Rebecca, I am very happy to be so exhausted. I think my hubby is having a blast with the kids too. :-)

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Lisa, would you believe I have written four binders for this couple in one week? Three for one home and one for another. The sellers are displaying a fascinating reasoning for why they say no. We are now actually waiting to hear a response for the full listing price. You'd think they'd say "yes" since we're giving them exactly what they asked for (LOL). Seriously! Oh well... we shall see... :-)

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

Ann, I keep wondering if i am dedicated or insane (LMAO). At least I am having a lot of fun. :-)

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) about 9 years ago

April, I think there is really something to that. It frustrates me, but I do realize people have a life and issues. I just wish they'd shoot me a quick e-mail if they do not want to get verbal (LOL).
