I have to say I am very happy to be so exhausted (LOL). Who knew my new clients would keep me up well past minion bedtime time? :-)
First time buyers can be very interesting. This young couple was so gung ho to find a house they went out in 20 degree weather during a snow storm to attend three open houses (LOL). Then they contacted the person who gave me the referral and said they wanted to make an offer. Of course that lead to a very interesting conversation which had me gently fussing at them and caused me to call several other clients to remind them not to go shopping without their Realtor (LMAO). This is a tough market. I don't care how bad the weather gets. Buyers, do not leave your Realtors at home, okay?
I got back in at approximately 4:02 AM this morning, joked on Twitter about Stephen the Minion Blir throwing my cell phone out the window (5 floors down to smasheroo people) and announced that I now have a cool Samsung Rant in fire engine red. My phone was temporarily disconnected during the drama of activating a new one, but that story is another blog post. :-)
By the way, my new buyers (seven days into the relationship) have made an offer on a nice home. Wish me luck. I'm gonna need it. The listing agent is not returning my phone calls... Geez... This is a very gentle mini-rant. If I don't hear from them soon Wordy C may show up later spitting virtual nails (LOL).

Carolyn, geez, listing agents who won't respond to phone calls... Good luck with your buyers, I'm sure your little talk drove the message "home".

CTS~I never understand why listing agents don't return phone calls. Don't they realize that one day, they may be calling you for feedback or for offer submission? Yikes.

Good luck. I can't figure out why listing agents can be so non-responsive sometimes. They should be doing cartwheels when an offer comes in.

LaShawn, I understand that people are busy but some people are just ridiculously rude. I do rude on occasion so I think I recognize the symptoms (LOL).
Penny, I was looking at listings until 7PM. I had a buyer's brokerage appointment to sign two new buyers at 11:30PM. I'm also signing a new buyer tonight at 10PM. I've discovered that working with third parties through my peeps means we can come and go when our schedules suit us because there is the element of trusting our friend-in-common that opens up personal access 24 hours a day. People are so used to my late night blogging they are now scheduling late night appointments. Very new and cool, but I only do it for good friends of my friends :-)

Great advice that our buyers should not go shopping without their Realtor! I am surprised the listing agent is not calling back, unless they have multiple offers on the property, LOL!! Hang in there and good luck.
HA. Thats crazy! But hey, who says business has to be conducted between 8 am and 5 pm. Once the word gets out that you are an agent that will go the extra mile, thats great for business. Congrats on the offer and good luck!

Ann, it was a BBA to represents buyers, not a listing appointment to represent a seller. Some of the people I work with have odd hours. I don't mind because the hubby and I used to work split shifts, so I know what it's like and have no problem accommodating folk as long as I have a minion sitter. :-)
Tanya, it was really cool. Turns out their friend is hunting for a place to live and has to move. I told them to tell her to call me (LOL).

Terrie, if they do then we are done because my clients do not want to go into a bidding war. There is just too much inventory sitting out there. We had a nice talk yesterday and I explained to them that once you pick your range of minimum and maximum, stick with the budget. We have room for a few counter offers, so we shall see. I want that house for them, but it has to pass inspection first.

Hey C, You just confirmed my theory that you never sleep. Very frustrating when the listing agent doesn't call. C - It's fun to be up late when it actually produces results! I always fear the listing agent is scrambling to get their own offer approved when they don't return calls. I have even showed up at the sellers house with an offer when I was ignored by the lister!
John, I can't keep my cell phone batteries charged (LOL). I find myself wondering what on earth have I done? People are taking me seriously. I've been out running the streets doing real estate after 9PM. Amazing! (LOL)

Lisa, would you believe I have written four binders for this couple in one week? Three for one home and one for another. The sellers are displaying a fascinating reasoning for why they say no. We are now actually waiting to hear a response for the full listing price. You'd think they'd say "yes" since we're giving them exactly what they asked for (LOL). Seriously! Oh well... we shall see... :-)
