It's Official... Ready or not SC, here I come.

Okay, it's official. I will be taking the exam to get my license in South Carolina. Yay! I am very excited about this because the goal is to get licensed in FL, TX and SC to compliment my NY venture. One of my mentors has inspired me to toy with the idea of possibly adding PA to the modified business plan. Hmm... we'll have to save that for another blog post. I will definitely have to pass my FL exam first before I add another state to my fav list. 

Do you see that tiny little white building way on the back and in the upper left quadrant of this photograph? I will be setting up shop next to that electrical pole sometime in the near future. This is an L shaped 1.5 acre plot that my Mom and Dad own with beautiful views everywhere you turn. It will be my temporary HQ where I can study for my exams and tentatively job hunt until I decide where I want to permanently house this venture.

The whole purpose of the experiment is to become an independent broker growing a family business, but there are several really great brokers in AR out of Manning (which is less than 30 minutes away) so I keep thinking that maybe I should send them my resume when I get down there on vacation in a few weeks. You never know... after all, I am a REMAX gal... If they don't mind taking on an associate who works by running up and down the East coast, then what the hey - hello South Carolina (LOL).

How will this business plan work for you?  Is it primarily a referral business or will you actually travel to all of those states to sell property?  How do you learn so many different markets in order to best serve your client's interests.  Or am I missing something here?

CTann, I respect your ambition, how are you going to be available in all those states? If someone calls from S.C and wants to list their home, and you are in N.Y? Are you getting a cell phone number for all the local areas?  Please share your plan as I am really curious.

Pam, I travel to PA, SC and FL all of the time. Yes, I will be traveling there with specific government employees looking to relocate for retirement. I own property in SC and FL and have plenty of family and friends there. I know certain areas like the back of my hand. I am learning PA (have a few friends and lots of relatives) and I have never been to TX. I've quite a bit of family there and TX is a retirement friendly state so it is on my radar as a must do. In addition, I have an awesome R.E. Coach who is keeping me on the straight and narrow as well as two mentors there, so I will be in very good hands when I eventually arrive. :-)

I have a stellar business plan for the venture, have completed my inception/feasibility studies and am now implementing it in a ten step phase. Step one, get all of the required licenses and network like crazy. Active Rain took care of the networking issue and Club Chaos has me covered for my targeted states. This is mad fun and the cool thing is I am serving my clients needs by selling their homes up here and relocating them down south to areas where they will not be alone because they will be surrounded by other retirees we have in common and my relatives and friends.

My law enforcement buddies planted this seed a long time ago when they kept asking me to help them buy in these states (unaware I could only service NY). Now I am doing what they want and am having a blast implementing it. Government employees are my niche. I have 255 friends across 5 mayoral agencies retiring within the next ten years. Lots of AR referrals to give out if they go somewhere I am not. AR is my mastermind group and CC is my think tank. Their best interests are covered. :-)

Hey C When are you going?  Dan is going down this weekend to do a few things but we all will be down the week after Christmas.  Boo hoo I thought we might be able to get together down there this winter.  Well have a great rip and let me know how the license thing works.  I am going to need it in a few couple of years myself.

Missy, the cool thing about family plans is that each cell phone can have multiple numbers from the area codes of your choice. I will simply add the numbers for my targeted states onto my family plan for incoming purposes and use my Skype account (unlimited calling in the US and Canada $29.95 annual flat fee) to return the calls through my computer through the Internet. Keeps costs at a minimum and I can call conference up to 24 people at a time if I need to host a virtual meeting (LOL). The locals will never call long distance and I can stay on the phone with them for as long as I want. I can also refer the listing out if there is a scheduling conflict. My model is based upon my current sphere of influence being serviced as my primary target but I am always happy to accept new clients on a moments notice. Mike is retiring very soon and I am hoping he will get his sales associate license to work with me. We have been talking very seriously about it.

Paddy, Mike decided he would take off from work on December 20th so we would be free for Christmas and we haven't finalized the travel dates yet. He retires Feb 16, 2009 with 20 years with NYC, so he will not be going back to Riker's after this vacation. He's going to run out all of his accumulated time. We might be traveling when you are. Very cool. I will have to call you and see if we can coordinate a duel ride down I-95 (LOL). I was hoping to see the ladies in NC, so we may have to split up at some point, but nothing has been decided as of yet. Phone tag, you're it. Will call you later and we'll chat about it. :-)

Shirley, do what I did. I called someone in Club Chaos that I trusted and told them the truth about what I did and didn't like about how my career was going. Find that member that you trust WHO DOES NOT WORK IN YOUR STATE and feel them out. No competition means utter open and honest dialog about techniques and operating efficiencies. Chat for a while before asking them to mentor you. Not everyone has the ability or the patience to teach. They may also not have the time.

My coach has taken on four of us so she has her hands full (LOL). I will ask her who she thinks may be a great fit for you and email you offline. Maybe we can all set up a call conference later in a couple of days with a bunch of TX brokers on Skype. I may have an idea but I warn you, the TX crew doesn't play around and if they give you a third party recommendation they are going to expect you to stay with the program and do the very best you can. Once you go into an accountability program, you will be held accountable for what you do and don't do.Be careful what you wish for... :-)

BTW, I get my butt kicked every week, sometimes every day so brace yourself for constructive criticism balanced with kudos and congrats. My coach doesn't play so be prepared to realize you can not count on a friendship when being mentored. Pick wisely, my friend. You have to respect the authority you give that person over your career because your business model and habits are about to change. Mine has no problem letting me know when I am being stupid so I hope you don't have thin skin (LOL).

Cheryl G, NC is not currently on my radar, but who knows what the future may hold. I am open to it but don't have enough of a support base of relatives and friends in the state to justify the expense. I figured that would be a CC referral spot. We have always stopped over to stay at least one day in NC for every vacation running the last 19 years. I kinda sort of want to keep that state as a rest spot to play and not work in. I feel that way about VA as well, and I have a lot of family there...

Hi C, You and I have a lot in common.  I am licensed in NJ and also want to get my license in Vermont (where I plan on moving one day), Florida and Arizona (for future investment opportunities).  I was working on the Florida license earlier this year, but got distracted around Chapter 6 (not exactly the most interesting reading).  We'll have to have a little mini competition to see who can get the most licenses first :)

Lisa F, very cool. I accept your competition (LOL). I am doing the entire FL broker's class on-line at CareerWebSchool.com and it is pretty cool. I just started a couple of weeks ago to get the required hours in. I was studying for the sales associate exam, did the 63 hours for it only to discover if you are a sale associate in any state you can take the broker's classes online after six months into your career because you only need to be a sale person for a year to become a FL broker. If I sit the SA exam like I had originally planned, I would be stuck as a sales agent for another year and will not be able to take the FL broker's test because I would have to be a FL sales associate for a year to do so. I had to start all over and do the brokers classes on-line because I already have a year in as a Realtor in NY. (LOL) Go figure...

Oy Oy Oy, what a nightmare.  I've had my brokers license in NJ for years.  When I found out about taking the Fl test, it was only 12 more hours to do the Brokers class than the regular salespersons one so I figured, why not.  You never know.

Lisa F, very true. You never know where being prepared may take you. For all I know all of my business may just be from my NY admin and personnel retirement hook-ups, or I may do very well with the out of state locals. I think I just like being able to work where I want if someone asks me to do something for them. I think I also like the fact that when we move to FL next year, if I do get a SC call, I can simply go home to my Mom and Dad's and take care of it while hanging with my family. I can see them in six hours from where we'll be in FL so scheduling appointments would never be a problem plus the goal is to get the family involved in the business. I've got a lot of retirees to pull in, not to mentions nieces and nephews (LOL). My older sister can handle the SC office while I'm gone. My sister-in-law can handle the FL office with Mike if I am in NY.

C - Sounds like a great plan!  What part of Florida?  I own properties in Brooksville and possibly soon Ocala.  I'm down there about two to three times a year for now and probably a lot more if I get into investing there more.

We'll have to get together there when you move.  Maybe we'll even set up shop together.  I have been sort of toying with the idea of a Florida move myself though I don't know where life will take me in the next few years.  My ultimate goal is to live in Vermont, though I might only do that for half the year or go back and forth throughout the year.  Keeping my options open.  If I get my private pilot's license, it would be easy to go state to state.

I've also seriously considered Arizona.  I know, those are two of the worst states for real estate right now, but I like both and if real estate comes back, those are overall places where people like to live.  I just picture buying a boat and swimming with the manatees on the gulf coast of sunny FLA.  Of course, I am also Totally in love with the Phoenix-Scottsdale area and have several friends there.  It is gorgeous and may be another option.

Oooo... Lisa F, sounds like a plan! We are in Port Malabar, Palm Bay, Brevard County near the Military base. We're approximately ten minutes off the highway, five minutes from the Mall and forty-five minutes from the Melbourne airport. We spend a lot of time there as well as in Orlando, Melbourne and Titusville. You and I should definitely play phone tag later on. I already have two friends who purchased in Ocala and one in Edgewater. Many retirees I know are on the East coast side so my friends on the West coast side said they are thinking about making a retiree association and split it into two divisions so we can all keep up with each other. When the officers go down on vacation they always stay with or near someone they know from NY (or a FL relative) while looking for a place to purchase. I've a bunch more going down in those areas. The rumor is that Tiger Woods is supposed to be building a golf course so people up here are taking notice and looking for land to build on in 5 years or less.  :-)

Hi C, We'll have to talk privately about this.  I'm heading out on another kayaking trip tomorrow and then straight up to Vermont after that.  We'll have to plan lunch one day when I am back.  My schedule will clear up after about November 1st if that works for you.  I'd love to have some contacts in the Ocala area to keep up on the market there so maybe you can introduce me to your friends.  I had looked at a rental in Orlando.  I don't know the area you are talking about at all.  I know the Tampa area pretty well and love Wesley Chapel.  I've driven a good portion of the state in the last year - about 18 hours exploring new areas on my last trip.

C.-Did you take the exam for SC yet? I am licensed in NC and SC. SC is reciprocal to NC. You might want to see if you can get your NC license. Good luck.
