C - looks like a little sanctuary! Are all of your open houses by RSVP?
April, not all of them. When the client and I both have very tight schedules I always RSVP with brokers and the public at large. If I know a specific person is scheduled to be here at a particular date and time, it is easier for me to get my client to re-arrange his or her schedule and clear an additional time cushion for prospects running late. People who make appointments because they realize there is a limited opportunity to view a property tend to take that appointment seriously and prioritize their day. If they are running late they will call and ask me to wait. I have never had anyone call and ask me to wait at a two or three hour open house. Sometimes, the more time people believe they have to reach a destination, the more time they will casually take to reach that location. My time is valuable to me and I treat the client as if their time is just as valuable.
Today was a very nice day, my client had some extra time, so I picked up the little minions and brought them back to the open house and extended it until 3:30. The boys got a kick out of playing in the yard and I enjoyed my "visit." It didn't feel like work at all. We had an excellent day and I am looking forward to tomorrow evening. :-)
C.. How can one go wrong with this property. It looks so relaxing and charming.
C - I love this idea! I have never seen it before. Is this something that is done regularily in your market? I am going to try it here. I have had buyers call days after to say they missed the open house by a 1/2 hour - if I knew they were coming I would have made other arrangements for them. Thanks for the idea!

April, we do this a lot up here. It also helps us determine which ads are producing results. If you do decide to use it, make sure you always ask where did they see or hear about your listing. That way you'll have RSVP statistics on what marketing campaigns are working well for you. :-)
