Finnigan's Wake

REBar Camp

Ad hoc can be a good thing. It was a pleasure to see so many of the people living in my computer in the same room enjoying the lovely spread and playing Pass the Nikon. It was my first REBar Camp and I am glad I participated in PA. I have a lot of family there and Susan Mangigian is always a lovely person to visit. I am going to enjoy studying for my broker's exam hanging out with my PA bay-bays. They know how to have mad fun. I am determined to hook 'em up with some of my family members. Gotta get more of the Tann Clan into real estate (LOL).

The bloggers dinner was a smashing success. I may have to do a Gigglefest Social Media event over at Finnigan's. The food is excellent. The pub has a very charming atmosphere and downtown in Central Philly there's a lot of interesting construction and national monuments. I will have to post another post to share some REBar Camp photographs as well as  some of the sites I enjoyed while wandering dear Uncle William's stomping ground.

Maybe I can get my retired Chef of an Uncle to take us on a foodie paradise tour and do some restaurant reviews. Of course that would require the high-jacking of Mangiggly the I-Talian and several PA co-horts. There are two from Allentown on the top of my list. Don't make me come over there (LOL).You can not hide Jenn, Sardi. You two have got to come up for some air. Unlike Sheldon, I will not photoshop you in, I will come get you, even if it means making a bogus real estate appointment to drag you both out of hiding (LMAO). Wont that bit of fun make for an interesting blog post, eh? I'll have to get Mandycap to make the phone call. She is the Queen of Pranks. Ask Richard Weisser. ;-)

Here's a little eye candy from our hangout at the pub. Can you name these bloggers? I always love running into Jeff B and Inez. I am star struck when around those two. Helpful Hannah is a hoot. Marget Woda is funny as hell. Who knew I'd be cracking up all night? Got lots of pictures... wonder what I'll do with 'em... (LOL)

P.S. A friendly word of advice: Never give your camera to bloggers full of beer. You'll be erasing very interesting shots off your simm card for days (LMAO). I'm off to Manhattan. Margaret Rome is in town. We're going to go play in the Rain and do the Book Expo at the Javits Center. Looking forward to writing a review of her book and maybe doing an interview by the Seaport for lunch with my buddy Cindy. ;-)

Club Chaos Eye Candy: Big Apple Circus, Queens County, NY

From May 16th until May 31 the Big Apple Circus will be performing in Queens County, NY. The little minions had a blast with Mike and I. I haven't been to the circus in a long time and it was quite a treat. If you can't make the dates, their next gig will be close by. The show will be migrating to Long Island from June 5th to July 5th. That should give you plenty of time to take the kids (or borrow a few if you think you need an excuse to go because someone had the nerve to insinuate you may be a wee bit too old - LOL).

Wanna buy tickets? Click this link.

Accessibility information can be found here. You do not have to leave a loved one's wheel chair at home. There are services for people with mobility impairments and they even have an FM assistive system in the Big Top for the hearing impaired. Braille is available for the blind so they will have an idea regarding what they are listening to and sign language interpreters can be arranged if you make arrangements in advance. Don't forget to tell the ticket takers you reserved a headset for a hearing impaired loved one.

No excuse. Go have some fun. Pack a picnic for later. Scope the neighborhood restaurants. Lots of foodie paradise spots to choose from when you run up and down Union Turnpike. BTW, we had BBQ with the neighbors in the park so feel free to pack your cooler and the grill for the ones who don't want the Big Top. They can deliver it and meet up with you when the show is over. (Big Hint: text them during the 15 minute intermission so they know to start heading over with those ribs, hot-dogs and hamburgers - LOL) Make it an all day affair. Sunshine and giggling is good for the soul. :-)

Here's a little minion eye candy. Enjoy. :-)

Remember This Memorial Day That Freedom Is Not Free

Richard was kind enough to make this available for a re-blog. Enjoy! :-)

Via Richard Iarossi, Crofton MD Real Estate, Annapolis MD Real Estate (Long and FosterĀ® Real Estate, Inc.):

Many towns in America have constructed memorials to those residents who have given their lives in service to their country. On Memorial Weekend there are parades and ceremonies, some well attended, some not so. Take a moment today to think about all those who gave the ultimate sacrifice so that we can enjoy our freedom.

Living in Crofton, MD, I'm less than an hour away from Washington, DC, and many of the largest memorials to our fallen soldiers.

Here are a few pictures to remind us of what Memorial Day is all about. Arlington National Cemetary, the WW II Memorial, the Korean War Memorial and the Vietnam War Memorial. Yesterday, I was at Arlington National Cemetery and the Vietnam War Memorial and the crowds were huge and emotions were running high.

Crofton MD Real Estate - Richard Iarossi

At the Tomb of the Unknown Soldier there is an Honor Guard that patrols 24/7/365. These soldiers are with the 3rd US Infantry and are called sentinals. Information on the Honor Guard sentinals can be found here. A changing of the Guard ceremony occurs every half hour. The Guards walk 21 steps in front of the Tomb, stop for 21 seconds, and walk 21 steps back. This is repeated until the Guard changing ceremony. If you're ever in Washington, DC, you should visit Arlington National Cemetery and definately see the Changing of the Guard Ceremony. The military has a long tradition and knows how to honor their fallen comrades.

The Tomb contains remains of unknown soldiers from WW I, WW II, and the Korean War. The remains of the Vietnam Unknown were identified by DNA testing in 1994 and the body was exhumed. The Vietnam Unknown will remain empty.

Crofton MD Real Estate - Richard Iarossi

John Kennedy's gravesite at Arlington National Cemetery is identified by the Eternal Flame. His wife Jackie is buried next to the President.

Annapolis MD Real Estate - Richard Iarossi

The graves of servicemen stretch as far as the eye can see, in any direction you turn. Today, Arlington National Cemetery performs about 27 burials per day, on average. At this rate the cemetery will run out of space sometime around 2027.

The flags were placed in front of each grave last Thursday and will be removed Tuesday. "Flags In" is a large undertaking considering the size of Arlington National Cemetery.

Not everybody here died in combat but they have the right of burial for having served.

Crofton MD Real Estate - Richard Iarossi

The WW II Memorial opened in 2004. A bit too late for many of those who served in that war to visit, including my Dad. How it took almost sixty years after the end of the war to honor those men and women, will always be a mystery to me.

I visited this memorial last fall. Many of the visitors at that time were vets from that era. As you can imagine, many of them were in wheelchairs, using walkers, or trying to straighten up and walk tall, as they visited their memorial to the war that was to end all wars.

Annapolis MD Real Estate - Richard Iarossi

There are 4,000 stars on this wall. Each star represents 100 men and women American soldiers who were killed during WW II. That's right, over 400,000 Americans gave their life to provide freedom for the rest of the world. How quickly many of those countries forgot that.

Crofton MD Real Estate - Richard Iarossi

This is one of the Pavilions at the WW II site. I believe this is the Pacific Pavillion and there is a mirror Pavillion behind me for the Atlantic, commerating the theatres of battle. The columns on either side of the center pavillion represent individual States and Territories.

Crofton MD Real Estate - Richard Iarossi

The Korean War tends to be forgotten my many. I was pretty surprised to see that over 54,000 Americans died in the Korean War.

Crofton MD Real Estate - Richard Iarossi

Part of the Memorial are statues meant to display how soldiers patrolled on the Korean peninsula. Extreme weather conditions made the fighting even more difficult.

Annapolis MD Real Estate - Richard Iarossi

This is a granite wall at the Korean War Memorial which reflects the soldiers on patrol, as well as having etched images.

Crofton MD Real Estate - Richard Iarossi

This quote on a granite wall at the Korean War Memorial says it all.

Crofton MD Real Estate - Richard Iarossi

The Vietnam War Memorial seems to evoke the most emotion, even today. Seeing over 58,000 names chisled into that black granite is very imposing. I've seen grown men reach out and touch a name and start to cry.

That simple stark black granite wall, holding the names of so many men and women who had dreams to succeed, just like you and I.

The Vietnam Era was not a particularly good time for those serving in the military. The longer the war went on, soldiers received less support, and in some cases, outright derision from many in the American public. Many veterans never got over that treatment.

I was there yesterday and it was mobbed. This memorial seems to get the largest number of visitors, and the most amount of tears.

Annapolis MD Real Estate - Richard Iarossi

Here is a closer picture of the wall reflecting the crowds. It's a bit surreal to me. The reflection looks like they were almost mingling with the soldiers in the wall who will never be coming back.

Annapolis MD Real Estate - Richard Iarossi

Volunteers will use charcoal and etch over a name on request.

Crofton MD Real Estate - Richard Iarossi

Many visitors leave personal items behind at the wall. Pictures, letters, etc. I understand that these items are collected and stored away. You can't walk past these items and not get a lump in your throat.

Annapolis MD Real Estate - Richard Iarossi

Pictures can't do justice to seeing these memorials in person. If you live in the DC area and haven't gone in a while, it's time to go back. If you're not from the DC area, try to make the trip, you won't be disappointed.

At some point, the country will erect a Memorial to those who served and died in Afghanistan and Iraq. Say a prayer that it will be the last Memorial we'll ever have to erect to America's finest who didn't return.

And here's one last picture for Mike Thornton, the former Marine. It's called a high and tight. Ask Mike what it means.

The Big Apple Circus Rocked! :-)

Took the shorties to see the Big Apple Circus. Had a Spanking-A time. We Bar-B-Qued in the park with our neighbors afterward. When I come back from dropping the kids at school and torturing myself in the gym I shall post some pictures. It was hard taking shots in the dark with kids running amuck everywhere. The wee people did not want to stay in their seats and we started watching kids row by row, then section by section (LOL).

Pretty soon groups of parents started arranging themselves on the row ends while the kids climbed over seats and raced up and down between the isles in the middle. All it takes is one three year old to start traveling to get the rest of 'em mobile and visiting. Trading snacks and admiring hot-wheel cars and glow sticks seemed to be top of the order with the boys. I can't remember the last time I had that much junk food while laughing at my kids expressions. We had mad fun. Some of the stunts were simply amazing. I'm almost afraid to see what the little minions cook up later on today after being exposed to such interesting acrobats. They already know how to climb and jump off the furniture. This should be very interesting... I hope they don't try to juggle (LOL).

If you go, be careful of the Circus Buffet. Kids are crazed for candy and hot dogs... Makes for extremely long lines. Seriously... :-)

Active, Passive and Portfolio Income (Planning For Your Future)

My last post generated an interesting series of questions I figured I'd answer in public rather by e-mail: (1) Always hire a tax professional to deal with tax questions. (2) Realtors do not give tax advice. (3) Realtors talk in "generalities" because it keeps us out of trouble. (4) My blog is entertaining to me. You are just along for the Wordy C ride. Sometimes you learn something interesting. Sometimes you don't. It's up to the individual to stick around or leave. I hope you stick around. If not, I forgive you. Disclaimers done (LMAO). ;-)

Types of Income:

Active: includes earnings from wages, salaries, commissions, bonuses and other payments for services.

Passive: taxpayer is not materially participating (e.g. rental income from a tenant).

Portfolio: includes earnings derived from interests, dividends, annuities, and royalties, etc. not derived from the ordinary course of business...

My advice, go directly to the IRS website for more information and the official publications: http://www.irs.gov/

To answer the rest of your questions and respond to your statements: It is, in my humble opinion and based upon my limited knowledge of my own life, up to you to decide how many streams of revenue you would like to have to maintain your lifestyle. When I share what I am doing, I'm sharing because sometimes people can learn from my mistakes and learn from what went well. Sometime people suggest things in the comment sections that I find useful, or funny or encouraging. If I post, it's because it is what I want to talk about. Nothing more than that.

I want to talk about buying land. I want to talk about passive income for my kids so they can have something when they grow up. I want them to have the option of keeping it, developing it or selling it off.

My parents brought several properties during their lifetime. I'm following in their footsteps. I'm reading my Trump University stuff and trying to do what I can with the resources at hand. I can buy more land than I can buy houses, so I will worry about building the homes later. That's just me...

You have to pull the IRS PDFs for a better definition that the cheap ones I've provided, then you need to hire a tax professional and attorney of your choice. After that, hire yor buyer's broker. Don't hire me because you want my version of tax advice. Hire me because you want to buy real estate. I'm part of a team, your team, not the whole team. I'm your real estate source, not your tax advisor. :-)

Freaking Over Invoices... Group Features Un-featuring... Wanna Update, eh?

Am I the only one noticing my group features wont stay featured? Every time someone edits a post featured in groups it automatically un-features. I've been popping the same two back up on the highlight board since 6AM (LOL). I'm trying to read and serial comment but I have to keep checking back to make sure the lineup is progressing. Who knows what I'll get by the time I finish my inspection and walk through today. This should be interesting. :-)

I got a Fannie Mae "update your post" request in my e-mail. Very cool. Haven't harped on them since January. I shall be doing that this afternoon when I get back from poking about houses with my clients. I have two rentals I've got to do. I have a listing appointment on standby. Sadly, the only thing really on my mind is bar-b-que and laptops (LOL). I have sooooo got to get with the work program. Nice weather and my shorties are distracting me from my obsessing over real estate routine. :-)

Stephen the Minion Blur had me wandering the apartment since 5AM. This is what I get for putting the kid to bed at 8:30PM (LOL). We either do late night or early morning. The trade off can't be negotiated. Shorty is only three. A very self-directed little man if I do say so myself. :-)

The good news is I got a lot of digital film edited and answered a lot of e-mail. The bad news is I can't post the mini-movies until late tonight because my clients have dibs on my schedule and I still didn't buy the freaking laptop I need so I can work between assignments. I had no idea just how much work I was getting done while running the streets until my Sony died. Being tethered to desks to post to my blog sucks. You think too much and miss making those spontaneous comments when something fresh catches your eye. My friends now e-mail me and say, hey - I posted this for you - where are you????? (LOL). Not only that, my office doesn't allow you to run or load unauthorized programs, so there's a lot I can not do there unless I have my laptop. I can't even update the plug-ins for my browsers at work. We're not allowed to use Skype on the firms' network either.

Bummer... I have so gotta get with the program and buy one already. I'm in perpetual Sony withdrawal... My blogging addiction is starting to fascinate me (LOL).

BTW, we finally did it. We stopped talking about it and finally did it. We went to cash and carry. I'm not kidding. No cards (except for the emergency one). Seriously. Gotta update all my accounts to debit. That should be fun. I have so many of 'em and 13 websites to maintain I need to make a list (LOL). Netflix was my first heads up about not updating 'em all. I've also got a couple of invoices that need "another form of payment" (LOL). When you make a snap decision because it would be better for you financially, sometimes you don't know what it is that you've really done until people start saying you need to update a crap load of accounts. We tend to forget stuff when we're on auto pilot... Word of advice: never close your accounts in the middle of the month. Wait until you've collected all of your usual billing, update 'em all, then close the cards (LOL).

Since I like going paperless, it will probably take me a week to sort through 'em all. We are officially in "get your a$$ debt free" mode in my house. 2009 is "the year of the dead bills." Hubby is very serious about it and I second the motion. Recession. Depression. What ever it is that's coming (or is already here) we want to reposition ourselves for the worst.

The war is not over. It may be spreading (according to the Internet chatter) so the money saved to buy/build a home has to be added to to include gas backup generators, solar features and solar power. I always worry about what would happen to Mike's insulin if the grid goes down. When his Mom was alive, we worried about her portable oxygen machine not running when she needed it and the food going bad. There have been a lot of things on my mind because we live in strange times. Most Realtors are always harping about buying and selling houses but I would really like to start reading more about land sales... Seriously...

I have a Land Bucket List: We have to plant more mature fruit trees in SC. We need a nice lot in PA, VA and NC. Camping and hunting now fascinates me. Alternative energy if the grid goes down fascinates me. Hanging with the Amish and growing hydroponic gardens fascinate me. Water and food supplies if it all goes south fascinates me. Pearl Harbor, they brought it to us. 9/11, they brought it to us. Who knows what anyone will bring next. I'd like to have somewhere to go if I hear they're dropping bombs. NYC is situated on one great fault line. I'm thinking I need spots where I can go one tank of gas at a time and always make it home (LOL). I want to evacuate myself and my loved ones. I need room for me and my friends. I've been picking some very interesting brains on the subject regarding plots less than 10 acres that may be a decent recreational land investment I can throw a trailer or log cabin on. I am very serious about this. So much so I no longer place any funds into the stock market. I'm done with it. I'm now looking to put half into real estate and leave the rest liquid. I want to pay everybody I owe and get back to basic essentials with the occasional vacation with family and friends. I have no intention of living like a cave dweller, I want to be comfortable at camp. I expect to still be blogging while the bombs are going off (LMAO). ;-)

Ever since the COBA lost the variable supplement $$$ and NYC stopped paying our annual annuity because it's no longer sufficiently funded due to poor stock performance I figure that ship has sailed for me. At $12,500 per officer, that translates to $25,000 less for my family. Mike and I have to make that retirement deficiency up. We were counting on that money to pay off our future mortgage in 5 years (or less). That was part of the moving to FL strategy. We're hoping the union can fix this with the legislature, but until then we have to face the fact our retirement budget has been cut... That means my custom home has just been downsized (LOL). I think I may have mentioned buying someone else's distressed property instead. I'm sure one of my FL bay-bays will hook us up when we pack our bags and give all of our NY stuff away. May take a while. Lots of nonsense in my apartment. ;-)

I need a break... Can't wait to go Fishing with Lenn Harley. That is at the top of my to do list for MD. I haven't done that since my Grandmother died. She used to take me all the time. Maybe I'll add a recreation plot in MD to my list. Can't hurt. The kids are really young. Who knows what the land will be worth by the time they grow up. Did anyone bother to tell you guys that land rarely depreciates? If you have a good buyers broker your rep can hook you up with something fun and useful. It's a family tradition in my house to plant fruit trees. The kids love digging in the dirt and playing on the tractor. So do I... Now I'm plotting to plant them up and down the eastern seaboard. :-)

REBAR Camp (PA)

http://rebarcamp.com/philadelphia/2009/04/pre-barcamp-beer-with-bloggers/

I don't drink but I'm thinking I should be the designated driver and drag a couple of peeps to go hang out over here (LOL). You have to admit this is going to be fun. I could use some fun. How about you? ;-)

http://www.flickr.com/photos/realtorkimwood/3452570046/

Here's a picture of the Quiet Man's Club where the bloggers will be hanging out. Very cool bit of old world graphics. I think I want to go just for the eye candy and giggles. How can there not be giggles? Mangiggly the I-talian is in PA with a host of other stellar bloggers. I'm thinking of high-jacking Sheldon Neal for the ride down. Gotta call Josef Katz and see what he's doing. Maybe I can high-jack him as well. Can only fit four. Bummer. I may have to upgrade my ride (LOL).

So much to do and soooo little time. Translated: I'll have to dump the car seats and clean the M&Ms out, not to mention pick a replacement laptop. Might be some gummy bears in the shape of Nemo and Cars around too. Hmm... when is the last tine my car has seen the car wash? Can't remember (LOL). I know I've been busy but dang... it really has been a while. Daddy usually does it but he's been busy too.

Minions. Ya gotta love 'em. They leave their DNA, food and toys everywhere. :-D

http://rebarcamp.com/philadelphia/rsvp/

BTW, REBAR Camp may be running out of space and tee-shirts (LOL). Here's where you need to be. RSVP people. I have soooo gotta pick up a laptop and resume my blogging schedule. Seriously... I can't imagine doing this event without my blog toys. Posting live would be so much more fun than waiting to get back home

Maybe I should put my Hyundai in the shop and get her tuned up for a double road trip. A hotel room is a tempting prospect but I gotta get back. I have hot pre-approved buyers expecting late night e-mails. Besides, Daddy wants to make sure Mommy is okay because I usually do sleepovers on the weekends at friends and relatives. In 20+ years I've never gotten a hotel room without the hubby.

This may be a first (LOL). ;-)

Should Religion/ Faith Be In The Workplace?

Loreena was kind enough to make this post available for a re-blog. Enjoy! :-)

Via Loreena Yeo - Broker|Realtor(R) of Frisco TX Homes For Sale (3:16 team REALTY):

I know there would be a never-ending debate to this topic: Should we ever bring religion and faith into your business?

I feel deeply about this topic off and on, so I want to share some of my personal thoughts in this subject matter. See if you agree with me. And if you don't, that's perfectly fine too. What I do not want are heated arguments and slandering. I cannot and will not tolerate it. We can respectfully disagree. Please follow my story as I answer this question.

I am whom I am in business and in life. I dont think you can separate me that way. One thing that I strive to do is to live a life worthy of one statement: "Well done, my good and faithful servant". Everything I do, I hope to live out this ultimate goal that someday, when my time has come, God would greet me in Heaven with those words.

If you didn't know, my Christian walk is very new. I have only been a Christ follower for about five years. Although very short, I feel I have come a long ways from where I used to be. Don't get me wrong. I was never an evil person and for those who are not Christians, I'm not saying that you are. But my life and especially my view points in every single thing I do, say or think have thoroughly changed since taking up the cross.

My father (who is not a believer yet) and I debated this topic several years ago. Although he knows Christ, he chooses not to accept Him "yet". For some reason, he thinks that Christians lead a deprived life. He wants to accept Christ right before he passes on so that he gets to go to Heaven. But not before because I think he still wants to "party".

My answer to "mixing religion/ faith and business" has alot to answer his fears/ concerns.

I know the life I lived before.  It's not a horrible life but knowing what I know now, I know it can be much better. I used to worship at the altar of the Green Bucks (money) for it brought alot of security to me. At 20, away from my parents and thousands of miles away, I learnt very quickly that money can buy alot of problems away - much faster than my mom and dad could buy a plane ticket here to rescue me. (They are 30 hours flight time away). I worked ALOT and don't get me wrong, my husband and I have probably set ourselves apart financially from most people our age because we were savers. But that was the only life I knew. Work, work, work at all costs to gain what the World recognize as Success: Fame and Power.

Family bonding time are not important to me and I didn't know how to appreciate the beauty of God's natural wonders. I lived a very stressful life of trying to acquire more because Bigger was Better.

Since I decided to take up that cross, I personally feel that things are seem to make more sense. I start to enjoy life more and I start to appreciate people better - in a much more in-depth and meaningful way. I also believe that I would not write in the style and level that I do, had I not decided to take up that cross.

It used to be ALL about Me. Although I'm still learning, it's ALL about THEM now. I learn to take the focus off me and put it on those around me: be it my clients, my friends or family.

Christians dont live a deprived life. And if you ask me... those individuals who truly and fully live for God are those who have inner peace that no man or money can buy.

Also, when tragedy strike (yes, Christians face all sorts of challenges just like non-Christians), there is an underlining peace that covets me, that previously wasn't here.

I honestly believe that I wouldn't be as ethical or carry as high of an integrity level in my business dealings should I have never taken up that cross. It used to be all about me. So, back then, I would have sought an answer for me while trying to find a good solution for my clients.

I dont want to project a horrible image of myself in my previous life because I still had alot of good characteristics. But it is truly different now. I guess you have to experience the difference yourself to really know what I mean.

One quote keeps ringing in my head: Integrity is doing the right thing when no one is watching. That is what I want to live up to - in life and in business. And yes, I know you can do that even without being a Christian. But I can only answer to my life. So, my answer is always right for my life.

How could one ever separate faith in the workplace would really boggles me. While I try to lead a life worthy of my life statement, I never beat the bible over my clients' heads, I never ever once bring up the subject about religion. I honestly feel that there is no need to. There is only one agenda for my clients - to super-serve them the best way I know how. It is not to ask them to become believers. Their time will come and my mission is clear. To love on all God's people. That's all I am called to do and I plan to do it well.

Here are some of the principles I apply in my business that are biblically based:

  • Do to others as you want others do unto you.
  • Dont worry about anything, instead pray about everything.
  • My God is my provider, not man.
  • God made the bees and the ants. He make them work to find food everyday and they have never went without. So, if God cares about the birds and the flowers so much, what more would he do for me - the apple of His eye?
  • Be still and know that I am God.
  • When trouble comes your way, consider it an opportunity to grow. For when your faith is tested, your endurance has a chance to grow.
  • If you need wisdom, ask God (not man).
  • When you ask Him, be sure that your faith is in God alone. Do not waver. When your loyalty is divided between God and man, you become unstable in everything you do.
  • Be quick to listen, slow to speak and slow to anger.
  • I planted, Apollos watered but God made it grow.
  • Even Jesus didn't come to be served, but serve.

So, there you have it in my long answer. When someone "brings" their religion/ faith into the business, it doesn't always have to mean having an "evangelical" motive. Sometimes, we are only called to serve and serve them well. God will do the rest. It's not your plan so back out of it.

About.com has an interesting post on REO Agents Who Don't Return Phone Calls

http://homebuying.about.com/od/foreclosures/f/50109_REO-Agents-Do-Not-Call-Back.htm?nl=1

I sent his excellent link by Elizabeth Weintraub to my buddy house hunting with me. I thought it was pretty cool. It may help a few people save getting their feelings hurt if a REO Agent doesn't call them back to answer their questions. It made me smile after my dumb dumb episode with my girlfriend in Central Islip (LOL). Enjoy!  ;-)

Is NAR Falling Behind On Technological Issues? What Did I Miss? Fill Me In...

http://agentgenius.com/real-estate-law-marketing/nar-code-of-ethics-rules-for-social-media-realtors-and-associations/

Be careful of the Internet Speech Police. Sometimes you have to call a spade a spade without stubbing your toe on one. I love the reminder that we should be telling the truth on our blog posts. We should. What I'm curious about is how far is NAR willing to go when people say something that is true but some other competitor doesn't like. We already have libel, slander and defamation laws. Be careful when you want to impose too much of your association free speech rules on individual people. They may stake out Constitutional challenges because they view it as anti-competitive...

If it sucks it sucks. I should be able to say that and not get kicked out of a dues paying organization because I happen to be a blunt person. If I am not in the mood to make my speech flowery then I wont. You can't make me. No one can. I'm just saying there is more to life and reality than the everything is coming up roses or be quiet crowd. Blunt people should not be penalized because a serial liar can make it sound like something you want to hear. I'm sorry some of you don't believe that tact and diplomacy can breed lies. Some people use it as a shield to justify why they didn't/don't tell the truth. At least you know where you stand with me, good or bad. I have a big mouth. :-)

People are entitled to a good and bad review point of view. Opinions are subjective and the moment you start trying to make it a violation to express yourself you open up a can of worms you can't close. Bloggers don't just write about "the facts," they also write about their impressions, feelings, likes, dislikes and can be just as relevant or irreverent as the mainstream Press. I dare you to pick up a single newspaper and not find something subjective in it. If two people are in a room there will always be two opinions. Why not just say don't violate the libel, slander and defamation laws or there will be consequences. Period. Bet you can kill several paragraphs with that sum and summary statement. What ever you do, I'm behind you because I like being a Realtor and I like NAR. I will, however, say exactly what I mean. That's what bloggers do.

http://agentgenius.com/real-estate-news-events/politics-beats-agents-in-dc-mibor-blocks-change-nar-committee-agrees/

As a NAR member I have to say shit or get off the pot. Don't committee this to death, FIX IT! We brokers rely upon search engines so the consumer has choices and can find us. They usually don't ask for me by name, they tend to put in key words looking for what they want and the search engines make it possible for them to find us and our listings.

A seller expects other consumers to find their home, that's why they hire us. Since only brokers have access to the MLS, don't you think it is counter productive to hinder our ability to market homes to the actual people who buy them by maximizing our search engine optimization?

Most MLS members expect other members to market all available properties to all of our clients. That's why we join and covet the access and bust our bloggers butts to get licensed. IDX is the name of the game and most MLS services have a individualized policy that all members can market the inventory. Yup, we are tasked with protecting that information, however, it appears to be the height of stupidity to make it illegal for the search engines to index what we go out of our way to promote and advertise to the whole world. The Internet is Global. If a MLS or NAR makes it difficult for members to advertise their listings and to be found via the search engines, those policies make it impossible for us to compete against the big dogs like Realtor.com on a level playing field. I want multiple licenses, so I have multiple MLS rules I have to follow which may eventually result in several IDX databases flowing through one site. Do you see where I am going with this? This issue has to be addressed as quickly as possible because multiple state licensees may be in a hell of a bind if you don't get hip with the current technology available. I may want to be the next version of Realtor.com but I can't if you restrict my ability to have my IDX site indexed by search engines or if one state's MLS rules conflict with another, screwing my website up.

We pay way too many fees to allow that to continue to happen as we try and grow our business models... Realtor.com is optional not mandatory. I have never gotten a single lead from the site because if you don't pay them they do not put your contact information on your own listings that the MLS automatically sends over to the site. Hmm... I have to wonder if knocking Google or a Broker with a really cool IDX site smells of anti-competition in favor of the big dog or competitors at the expense of the wee folk getting creative with the freebee marketing. That is a subjective thought of no basis other than theoretical speculation. Don't sue me for thinking out loud (LOL).

BTW, I am not the only one wondering this. Once we find out something is going on (or not happening) we start talking amongst ourselves, asking questions and the blog posts begin. So here I am putting my two cents into the pot because I don't want to speculate, am asking losts of questions because I want to know why this happened and why it wasn't fixed sooner.

I am amazed NAR sent this to committee when one line adjusted could have benefited the entire real estate community. Updates should be debated, yes, I agree, but how much debate is up to NAR because NAR controls the rules. I thought from what I read at Inman it would have been a no brainer. Ooops. I was wrong.

NAR, in my humble opinion, you need to update your IDX digital rights management so we can compete effectively with the current technology at hand and not go broke doing inefficient coding modifications to our websites that serves no purpose other than to destroy our search engine optimization when the competition whines. I do not see Realtor.com having to do this but please feel free to correct me if I am wrong. The search engine is free to index that mega site. BTW, I'm a buyers broker. Are you telling me I can never promote a listing agent's property to my buyers on my site if a competitor whines after putting it in the MLS? If I can print the info on a flier and hand it out or mail it why can't my search engine get people back to my site?

Search engine indexing is not scraping and my MLS gives us all access to every property and the right to use limited information to market the inventory to clients and prospects. I guess every MLS is different so I guess my question is what are you going to do to give all members a level playing field regarding IDX sites, especially if I cross state lines with multiple licenses?

Tell me what I missed here... I am sooooo gonna be watching for an answer to this.

Interesting Kindle Topic

http://blogs.zdnet.com/hardware/?p=4349&tag=nl.e550

This quote got me thinking about my ADA clients and my learning disabled kids:

"We know that there exists a kill-switch for the text-to-speech feature that allows publishers to disable the feature for specific titles. While this feature protects the publisher’s ability to control how content is distributed, it sucks for people who really wanted this feature. If there’s one kill-switch, it’s likely that Amazon, and publishers, have other kill-switches at their disposal. Personally, I’d be uncomfortable with so many players having the ability to remotely tinker with my Kindle."

I was actually considering getting one for the boys to help teach them how to read. My kids are computer crazy so I thought this might make a very useful gift. The idea that they have embedded remote kill switches to a device that I pay for which could disable my content after I pay for it puts my knickers in a knot. Seriously.

Digital Rights Management is an important topic and I applaud efforts to protect those right, however, mico-managing my content after I pay for it: thumbs down. If there is a speech feature, I should be able to use it when I want to. A publisher doesn't want the text-to-speech feature on Kindle because they're selling audio books in competition? WTF? Are they trying to kill Kindle? Inquiring minds want to know because if they don't like it then dont make the title available on Kindle at all. I for one like text-to-speech features. It helps me teach my kids...that's why I want to buy them one.

Are they (those same publishers) going to invade my computer's text-to-speech capabilities next? I'm just saying...

Update: Here's what we're considering purchasing: Kindle DX

To Chrome Or Not To Chrome...

Hubby updated his computer. That's what I get for not sitting at my desk (LOL). I was working on what I thought was a draft (yes, I'm spoiled, I'm getting used to the auto-save feature in ActiveRain) except Chrome started showing error messages while I was writing. So I figured let me save my draft. Guess what? It took me to a search page of my blog so I can click a link instead of showing me my draft

What the heck was Google thinking? I do not need "fastwebsearch" while I am writing a blog post. I need my AR dashboard. I immediately downloaded Firefox so I could get back to enjoying auto-save without having to be redirected to a search page.

Has anyone else experienced this? I keep thinking Mikey must have left the browser in default and not customized anything. Why else would it take me to a search page multiple times?

I know what I want when I type, "http://"

Seriously...

What's the Cost of Your Integrity?

Rich was kind enough to make this available for a re-blog. What an awesome post. Enjoy!

Via Rich Jacobson Your Kitsap County WA Real Estate Agent (Windermere West Sound, Inc.):

There is a Bible story in the Old Testament that never fails to amaze me, no matter how many times I read it.

It's the account of Esau selling his birthright to his brother Jacob for a bowl of soup (Genesis 25:19-34).

To understand the full weight of this story, you really need to understand the extreme value and importance the Jewish people ascribed to the firstborn son. It was a position of great privilege, prestige, and status. It afforded a double portion of the Father's inheritance. And, prior to the Levitical Era, assigned the responsibility of family Priesthood.

And so it is with great bewilderment that we find Esau exchanging this most coveted title to his younger brother Jacob for a mess of pottage.

A life-long position/title of privilege, prestige, and status sacrificed for a brief, temporal satisfaction of fleeting hunger.

Sounds all too familiar, doesn't it? We tend to scoff at the stupidity and poor short-sighted judgment of Esau, and yet, all around us we see the same kind of things happening.

The US political landscape is rife with disappointing and disheartening examples of public figures who have relinquished positions/careers of authority and trust, and traded them for momentary pleasures.

Even within our industry, there is the temptation and danger of 'selling out' in order to achieve some short-term financial gain. Especially with the market being as slow and challenging as its been. People are desperate to make ends meet and become increasingly vulnerable to a lapse in ethical judgment.

As real estate professionals, many of us are required by law to take continuing education courses on ethics each time we renew our license. We're familiar with the NAR Code of Ethics and could probably recite one of the 17 articles from memory.

But do we really take such training to heart? Do we allow these principles to become a vital, living/breathing part of who and what we are?

Or, like Esau, do we quickly compromise our position of trust, and jeopardize our careers, for some brief, temporal gain.

None of us are immune to such indiscretions. They typically start out as seemingly small, insignificant, and easily justifiable actions. Just this once, we tell ourselves. No one will know.

But the next occurrence becomes all the more easier to commit, and soon, a habitual pattern emerges.

So the question I want to pose to the collective ActiveRain brain trust is this:

How do you personally protect your ethics and integrity? What practical preventative measures can we put into place that will help to prevent us from falling prey to such alluring enticements?

Forever Stamps... A Message From Granny Tann

http://www.usps.com/prices/pricechanges.htm

USPS: "On May 11 the price for a 1-ounce First-Class Mail stamp will increase from 42¢ to 44¢. Prices for other mailing services — Standard Mail, Periodicals, Package Services (including Parcel Post), and Extra Services — will also change. The average increase by class of mail is at or below the rate of inflation as measured by the Consumer Price Index."

What does this mean? It means I don't want flowers, I want stamps. Forever Stamps. With flower designs if you're gonna insist about the flower part. Oh... wait... they only have the Liberty Bell on 'em. Bummer... (LOL)

With a Granny like that, how could I not share this conversation? (LMAO).

So, this is the last day to save 02¢. Did I mention I take after her? I want want stamps, damn it! I do a ton of direct mailings. I don't care about the flowers being a "non-option" for Mother's Day. Seriously... ;-)

There was more banter, but I'm in tears over here. My kids are trying to figure out why I'm still laughing about the hint for a practical gift. Okay, okay, more like a direct missive from granny central (LOL).  I swear I should have recorded that  conversation... A podcast with my upper aged relatives would be very interesting. I shall have to ask them to participate in a conference call. My elderly are a hoot... Seriously.

I keep imagining what I'm gonna be like when I get into my geriactic groove. Wouldn't that make an interesting cartoon? I am sooooo illustrating that (LMAO).

Three Things You May Eventually Need To Know...

The Anticybersquatting Consumer Protection Act (ACPA)

The US Federal Trademark Dilution Act

The Uniform Domain Dispute Resolution Policy (UDRP)

With all of the cyber-squatting and Twitter purchase name bickering going on, I figured I would share three interesting points of order. Rather than give you my take on the subject with a bit of sum and substance writing, I'm sending you straight to the sources that I think say what needs to be said very well. Of course, feel free to Google your own versions, but at least you now know what to Google. Yo - just sayin... (LOL) ;-)

L to the O to the L (LOL)

If you are not following @Twitterzilla you might as well pack your Twitter bags and go home. Besides being intellectually drop dead gorgeous, she's mad fun. Seriously! Chris Elizabeth Griffith is da Twitter bomb diggety! She's fun in Active Rain as well, especially when it comes to "Members Only" posts! Have you read her blog lately? Stumble across a pithy comment? You should go subscribe to my girlfriend. She knows her stuff and you can't go wrong with a buyer's broker who happens to be a stellar listing agent as well.

To quote her profile: "Buyers and Sellers of real estate deserve the truth, responsiveness and information. Let me show you why Bonita Springs, Florida is a great place to live and invest in real estate." It is, you know. Chris Elizabeth takes lots of beautiful pictures. I know because I happen to love eye candy, so I am always lurking on her blog (LOL).

I also love plain spoken, direct people. If you need a Realtor in Bonita Springs, you will too, especially if you hire Chris Elizabeth. You will have a very interesting day if you buy or sell your home with this Realtor. Chicka is awesome. :-)

Do you like lifestyle reports? Check these links out by Chris and make sure you click on the ones embedded within her posts:

Pink is My Favorite Color...or NOT

I am asking my readers to forward this information to help my friends. Thank you. Regards, C.

Via Missy Caulk-Ann Arbor- Realtor(R)- Ann Arbor Real Estate (Keller Williams-Ann Arbor):

Pinked SlippedTuesday my husband was given a pink slip from Belleville High School. He is history teacher and social studies teacher. He is tenured.

I was shocked

The schools in Michigan are handing out a lot of pink slips including: Flint 257, Detroit 600, Pontiac everyone, Lansing 170.

Last year at Belleville High School, (where he teaches) they didn't let enough teachers go so in October after the enrollment count they had to redo classes.   Mike was not one of them.

When they change the class sizes some students go and some classes are dropped and it is disruptive. So this year they are letting 90 go and then hiring back.

If you are pinked slipped and hired back you can still be let go in October after the enrollment count.

Can you stay unstable?

I don’t want your sympathy but your advice, prayers and help.Boo hoo

I want to see if Social Media (which we all hail) can get my husband a job.

 In Tennessee

Most of you know I am from the South and we have hoped to move back there when we retired if not before.

So I am asking you if you know anyone in Tennessee, the Nashville Area to please pass along my husband’s name.  We have looked and there are 5 History teaching positions available in the Nashville, Williamson County Area, which he is applying for.

However, it is not what you know but WHO YOU KNOW.

A little bragging:

My husband is an outstanding teacher. Every year his classes fill up and if a student is removed for scheduling issues…mom and dad demand they be put back in Mr. Caulk’s class.

Mike does all of his lesson plans on Power Point, uses YouTube and the news this week by Uncle Jake.  He is a fun, and an engaging history teacher. Making the subject  come alive for his students.

Everyday at school for 5 years, he would check out the over-head projector so this year, the administration bought him one.  I can count on my ONE hand the days he has missed in the last 6 years, even returning the day after he had stints put in his heart.

Social Media is more than Twitter, more than FaceBook it is like attending a Chamber of Commerce meeting that extends outside four walls.

Can Social Media help find Mike A JOB?

They say if you want to adopt a baby tell everyone you know. So I am telling everyone I know.  Any help would be so appreciated, especially if you know anyone in the Nashville area that teaches, a principal or works in Administration. ( If you do I will email you his resume.)

When one door closes, another one opens so we are thinking and hoping this might be an open door to move and settle in TN. First of all we are believing God will open a door if we are to move forward with a job in Tn.  But, we know He works through people, so hence my appeal to you here on Activerain.

I figure if Jay McGullicuddy can find his birth mother and Brad Andersohn his brother,....

ALL things are Possible on Activerain.
